An Arkansas commercial lease agreement is a contract binding a landlord and tenant involved in the rental of a property for business purposes. Prior to documenting the agreement, the landlord must properly vet the tenant’s background as well as that of their business. A personal guarantee can be utilized in cases when the tenant may not appear credible per their criminal or financial history, in which case a third-party guarantor would vouch for said tenant and assume certain liabilities. All parties must sign the lease agreement into effect upon reaching mutual terms. Any applicable government permits shall be obtained before possessing the property and after the signing of the lease.
